2”x 10” floor joist are standard in modular construction.  Rim joist are double 2”x 10”s except at the marriage wall where double 2”x 12”s are used.

 All decking is white glued to each joist prior to fastening for squeak elimination and higher strength.

23/32”x 4’x 8’ sheets of tongue & groove OSB are used in all modular floor construction.

1/4” underlayment fastened to the decking under tiled areas is standard on all modular construction.

 Interior walls are vertically fastened not toenailed.
 
Solid 2”x 3” and 2”x 4” top and bottom plates and studs 16” on center.

Drywall openings are routered  out rather than pieced to eliminate seams in high stress areas.

Water hammer arresters are standard in modular construction where quick shutoff valves are present. This includes feeds to washers and dishwashers.

All duct penetrations through the deck are sealed with aluminum foil plenum tape to eliminate air leaks.

During layout, exterior studs are crowned providing straighter more consistent walls.

Exterior walls are built and then moved into place so the drywall can be foam sealed to the structure.

2”x 12” headers are used in all modular exterior wall construction.  Span dictates header configuration as designed by our engineering department.  In this case the span is great enough to warrant
(3) sandwiched 2”x 12”s.

All drywall on exterior is foamsealed to the structure.  This creates a bond far superior to screwing and eliminated screw head popping.

All drywall is horizontally run and foamsealed to the studs and backer blocks.  Backer blocks are installed at all seams and foamsealed on both sides.
 
Exterior walls are nailed and strapped to the floor system for added strength.

Drapery support blocks are foamsealed in place at all window openings even if the customer does not select our optional drapery package.

Roof systems are laid out and assembled on a jig, a “true”  surface every time.

Drywallers tape and mud ceilings at the optimum working height in a controlled environment prior to them being lifted into place.

All electrical boxes are sealed with foam
insulation so air infiltration is minimized. Also steel plates are installed to protect
electrical wiring from inadvertent penetration.
